It's in our minds for a long time now , we are actively looking to buy a small place near the coast (walking distance to seafront), for extended holidays around Murcia Provence area, after Brexit result if there is one , good advice about where, procedures, how you know you are getting good legal advice would be very much appreciated Thanks.

Do your homework thoroughly. Possible high tax on.purchase, Spanish wills are expensive and solicitors love charges. After purchase check for community charges, non resident taxes, bank charges and standing charges for your utilities.
We sold ours a few years ago as being a non resident it was getting far to costly.

We are considering the same in the Almeria area , we intend to over winter there . Our budget will be in the £150K region . We intend it to be a holiday home only so are not looking for a “ forever “ home.
Those on here who have done this have you any words of wisdom ?

I thought you could only stay away 90 days so how is that going to affect your over winter

Our daughter owns a property in Los Alcazares.
she has struggled to rent her property (which is lovely) and when it has been rented there have been problems with non-payers, theft of contents, damage etc.
holiday rentals were even harder to come by.
so if you are thinking of renting the property out to minimise costs forget it.
if you are planning to move there permanently, there is masses of property available and many owners desparate to sell and prepared to accept offers significantly below asking price.
if you only plan to visit for holidays as has already been pointed out the fixed costs of utilities, proprty taxes, bank charges etc can really add up.
there are also loads of property owners in the area who are desparate to rent their properties at surprisingly low rents.
My advice is rent. If you find the location isnt right,rent somewhere else. While out there you will get a much better feel for the market and locations if you do decide to buy.

Quite right and if you are only buying for an holiday home, you will end up paying all the costs year for 6 months away, lots of things going to be different after December, will you want to go back to the same old place time and again just because you are paying out for it.
You could rent places all in different places for probably a lot less money.
Just saying.

Like Gus said...renting remains the best option...if you don't like what you bought you are stuck with it....renting gives you more scope...a different area each time if you so desire...in some cases the long stay winter rent of an apartment can be as little or as much as a longstay pitch on a campsite...

Haha I'm late to the thread but as Richard gus-lopez and Martin, and others, have said - rent.

Now is not the time to be buying in Spain if you're not going to become resident. Non resident taxes are likely to increase as UK citizens become 3rd country residents and the amount of time you can visit will decrease.

However. If you are really sure you want to buy, come out and find an area you want to buy in, go to a good estate agent (there are some good ones!) and use an independent solicitor, not one recommended by the estate agent.

Been there,done that.

Renting is so much less hassle,so much easier and more flexible.

People will say”but renting is dead money”. Well so is all the money you will spend on legals,tax,repairs,maintenance etc etc.

You should be able to get some decent long term renting deals if you poke about and ask around.

Lots but slow learner.
Sold ours in Busot about 3 years ago. Mainly because it was underused. But the final straw came when we got robbed twice in the last year we had it.
A few years ago we did rent for 2 years, that to turned out profitable but too much hassle. 5 bed sleeping 12, what we found through our pool man was as many as 20 were staying.
Plenty to rent in these days, way to go.

That is what we think maybe a big problem ,as in UK finding a straight Solicitor is bad enough so I assume that applies to the rest of the world, so how do you find one in Spain


Ours was a friend of many of our friends. He became a friend also!!! Think a Spanish Columbo but solicitor not detective 🤣.

Seriously, recommendation from someone impartial.

We have come to the conclusion, (as we have been mulling this over for a long time) we won't be buying, we also have a friend who has been trying to sell for years, all this has influenced our decision, Good Luck

Are you Northern Irish or Eire? Just wondered as the south will still be in EU. That might make a difference.
No English been to Southern Ireland once to Cobb (pronounced Cove) on land we went on a Titanic tour , did not realise the Titanic did not sail from Mainland Ireland but a small Island off Ireland.

The Spaniards pay all the costs for 2 months of the year . That's why most of the places are ghost towns & also why the electricity charges are now loaded on the fixed costs rather than electricity use .
so how do you find one in Spain
Very difficult. I bought without one ,it was safer.:giggler:
