I'm just opening a new Caravan & Motorhome storage yard in Wiltshire close to the M4 J16 & J17. It's flat hardstanding with security fencing, CCTV & floodlights. I'm not Cassoa registered yet and undecided on the benefits. Would appreciate any advice with ref to preferred facilities etc. Many thanks
 
you are not local to me, but having stored vans at a few locations, I liked

a dedicated wash down area, with a raised platform to access van roof
hook up facility available to charge battery before a holiday
a maintenance bay where vans can be serviced or repaired by a mobile technician
swipe cards or fobs for any access gates that record any visits and tied to cctv to see who used the card

other than that, good sized storage pitches that you can walk between the vans to fit clamps. minimal vegetation in the storage area reducing fire risk and keeping vans cleaner
 
All as TheBig1 stated plus, I think insurance companies like storage to be Cassoa registered and give a discount, and potential customers feel reassured if its Cassoa. I reckon £60 a month so long as its got everything.
 
I think CaSSOA have a list of required facilities for each level of their recommendations - check their website. I have to say though, after having dealings with them over another matter, they appear to be just a trade organisation, existing just to con site owners into paying for recommendations. They don't appear to have any real influence anywhere.

As for what to provide, security is probably of greatest importance. The site I use (a CaSSOA GOLD) has lots of CCTV, fob-controlled gates which are locked at night, secure external fencing and the staff live on site. Other than that, a water supply, grey and black disposal and a washbay are all I need. Relatively easy access to pitches too to avoid possible damage by others - ours are in a herringbone pattern so access is at an angle.

Costs? I pay £360 pa in the NE. I've heard of upwards of £500 but you really have to go into the financial aspects to decide what makes it work, including land values.

But a nice touch would be a discount for fully paid up Funsters - say 75%? :Grin:
 
£190 p.a. Central Scotland. Outside, wash facilities, cctv everywhere and high security gates at the only entrance/exit.
 
Dedicated marked out sufficient space. There are too many storage sites trying to cram in as many as they can.
We pay £330 for a gold site with cctv, electric gates and flood lights with good parking and manoeuvring space with marked out area. A water supply and Elsan disposal area would be good.
 
We're lucky to have storage undercover on the facility that we use. Very secure with lots of the already mentioned measures. They also have pest control measures which is also reassuring.
 
We use a CaSSOA site near Chelmsford race course with electric gates and CCTV which is £550 a year. It’s fine but quite a distance from our house. We are moving to a nearer secure site in November. The owner has not tried to register with CaSSOA as it is only a small site and he feels it would be too expensive. I am happy with his security; two key pad operated gates and CCTV but was worried about Comfort accepting it. I rang them and gave them the details. They checked with their underwriters and asked me a few more questions (is it a remote site - no, and does it have fences/hedges around it - yes) and were happy to insure us. I don’t know if the premium will go up but the site fees are significantly less (£475).
 
Surprisingly Safeguard told us the important factors are, post code and is it in a secured facility - Gold Silver of whatever didn't matter. Anyhow we stay in a CaSSOA registered Gold site and it costs us a great deal more than what is being quoted here so far!

£50 pm for a Cassoa Gold site at Carrington, Manchester. 24hr manned security, fingerprint recognition on entry and exit, barriers and rising bollards. Vehicles in locked compounds within the site.
No discount for Cassoa status, in fact a considerable loading for the crap postcode. Will probably store on the drive at home when we retire and income drops.
 
£480 a year inside in Huddersfield area
24 hours notice required.
No CCTV but secure.
I don't think anyone will nick ours anyway

Makes storage around me sound cheap, maybe there is a market for a more premium storage facility in the area.

Not far from me (Peterborough) and prices are about that, some are higher and having been in one that charges around £360 I’m not sure what more they offer than the others.

Goodness, how can that be more than double the £102 mth in Kent, no washing or vacume area mind you ?

Put your name down for the CMHC @ Abbey Wood camp site . Near the M25 /A2cheaper too.

the most I have paid is £60 a month. not as bad as some boat yards charging per foot of vessel per week

I often think at the end of a trip I'd like black and grey disposal!!

Pretty much what has been said.
I'd love to have the facility to wash my motorhome whilst in storage.
Wouldn't be that fussed about a raised area for doing the roof as I'd take my folding ladders.
but having a tap and area for water run off would be great.
plus, I could fill up with water before setting off.

The second 'luxury' would be a metered electric point to be able to book it the night before setting off to charge the batteries and get the fridge freezer cold would be great.
That said, I usually go up the day before to switch the gas on to get the fridge going, so it would be a luxury.

I pay £350 for the year or its £200 for 6mths and that is outside, electric gates and fenced COASSA Silver.
Having said that, I have known break ins and items stolen such as the hitches off caravans was a popular one not too long ago, along with gas cylinders out of the lockers. - Both apparently popular with our travelling community friends according to the police. One caravan had its entire interior stolen. - They may as well have nicked the van.

It’s not for me it’s the new owner, he doesn’t want the van until middle of next year so paid for storage, he said it was so stunning he didn’t want to lose it :D

That good he was looking a year in advance and would rather not wait for a years depreciation and a years interest on his funds?

And also spend an extra £1000 to store it in the meantime?
