Is have some small patches of wood rot on the underfloor of my Motorhome, nothing serious but I will be cutting out the rot and replacing with new marine ply. I was wondering about using some kind of spray under seal to protect the whole underside, just the wood as the chasis is all in good order and galvanised. I was thinking about one of the Ronseal spray fence/ shed products as these are breathable and. I don’t really want to totally seal the wood. Has anyone used these products with success or have any other suggestions please.
 
Fence treatments are all water based these days and will just wash off with road spray.
Deck oil might work will probably need redoing regularly.
 
A mate used to swear by used engine oil. Not a recommendation and I wouldn’t touch it with a barge pole!

Check for drip strips. On an old caravan I had, the floor was only rotten where these were installed wrong and let water sit and run on to the floor. I installed new ones on the awning rails and put a u bend in them. No issues then.
 
I coated (painted) my last new MH‘S underside with epoxy resin , proper job
