Spanish Property Questions - not motorhome related

My son is looking at a property ear Malaga for a holiday home but also potentially rent out on Airbnb.

A few questions if anyone has knowledge or lives in Spain.

1 A local bank account is required, any good or bad ones?

2. Internet, idea for decent providers and costs. Not sure if the property has a phone line or not?

3. Best places to source white goods?

4. Common pitfalls or issues during and after purchase.

Wow there’s a lot to answer . So much pleasure but it’s very different
1. Banking - I wouldn’t recommend deutsche bank but friends used solbank . There is no free banking so need to check prices
2, internet depends on the immediate area . We had a stop / start contract and only paid for months used . No line rental either if you don’t want a landline
3. Internet search for white goods
4. Pitfalls - there is no requirement to tell purchasers of disputes with neighbours for example do check the area / community thoroughly
Check hidden costs such as community fees . We paid in our community PLUS our community was in an area group of communities
Read community minutes to pick up on disputes , overdue payments etc
Andalusia has strict rules on letting !!!!

Ref bank and as mentioned, no free banking they all seem as bad to me. I've been paying €14 a month just to keep it open while awaiting a tax refund. Caixa is my current one and their app is pretty good and in English.
Be aware of all the taxes, tax to buy, tax to sell, council type tax etc
Appliances lots of choice from big suppliers, independent dealers and supermarket style like Carrefour.
They will need a tax adviser / gestures to file tax accounts.

All Advertisers of Spanish rentals have to supply full details of the owners to the hacienda for tax purposes.

They all charge. Some more than others la caixa,who I used to be with,charged 12€/quarter +32€ for each card on all accounts. I use N26 online account now &Revolut for all direct debits.Foc.

A phone line in no way means you will get internet. I had one, two even .Dial up. Too far from exchange . Still the same today as 20 years ago.
Telefonica (now called movistar ) have no interest whatsoever. You also take anything told to you or your abogado on the phone or emails with a pinch of salt.They having lying to perfection and are never embarrassed when caught red handed.
Tell him to check mobile signal wherever he is thinking of buying as that is also a problem as many Internet providers supply using line of date wifi and antennas. Check using his and others UK phones which provider the roaming is using. That will always be the strongest signal and who you want to supply you.
3. Best places to source white goods?
Locally Euronics, Sotroni, Media Markt,(these do online also as well as hypermarkets like Carrefour. On Line also. I have had good service from Etendencias.
4. Common pitfalls or issues during and after purchase.
As others have said especially if buying on an urbanisation with monthly charges.

I've just thought, why? UK is still in SEPA (single European payment area). All Spanish entities are required to accept accounts from any country in it. It is illegal to insist on Spanish Iban numbers. Although you will still vote across plenty who do not know the rules.

We have rented our home for 7 years, through holiday companies (ABTA). Also privately via Rentalia, eBay, my business website etc.

I wouldn’t touch air BNB.

It would take me a long time to respond in detail.

One thing you will need is a rental license. You also need to register every guest who is staying with the guardia civil .

If you like, send me A PM. I can give you my personal mobile and your friend can call me for free advice .

Don’t forget, non residents tax and rental tax.

As an EU citizen or Spanish resident, the rental tax is around 19% of net rentals.

As non EU, it’s 24 % of gross. You are not legally allowed to offset any costs.

May I ask why you wouldn’t touch air B&b? Do you use booking.com at all? I used them years ago for a Belgium holiday let, then they took 12 % , but we had a lot of custom through them, the registration of guests with the guardian civil, is that done online ?

Air BnB do not allow you to vet prospective clients. With most holiday companies like James Villas, VillaPIus etc. You tend to get a reasonable clientele.

When I do my own rentals. I ask the ages and sexes of the Guests. I write it in the contract that they MUST be the guests staying and visitors are limited to daytime visits, within reason. The contract states that they most provide DNI/Passports/ID's for me to register them with the Local Police.

You are NOT allowed to discriminate with airBNB

Examples I have avoided by not using airBnb.

Wealthy madrileños who want rid of their rich kids during college holidays. Will Quite happily will rent your villa in their name and send a car / bus load of their privileged children who invite their likewise "Chicos" counterparts out of the way of their parents way into your villa. They don't care what goes on and very often have contacts with the local Guardia.

Similar, wealthy Europeans who will do the same. Rent a small house as a family, fill it with rowdy teenagers and your nice villa becomes one big party house.

A Neighbour let a house via airBnB and a big group of young Spaniards turned up. Up singing and dancing until all hours. As it happened, they were a really nice group of youngsters and it was a very well kept party. We enjoyed sitting up in the warm night listening to them. They kept it quite low key and even when we went to bed. you could barley hear them. They sat around singing low to a guitarist and it really was pleasant . But it can go very wrong.

I use booking.com for hotels myself. I don't use Booking.com for rentals but I do authorise the villa rental agencies and holiday companies to advertise with them. It can cause a conflict with my out-of-season rentals on my website. But, I can over ride it the following season should I wish to.

Apart from being a bit "woke" the British are very good clients .
