My Maxxair fan is leaking so i am going to remove it and reseal it ,my question is is it best to use a non drying bedding sealant or what would you guys recommend
 
Mine is fitted onto a wide strip of non setting bedding tape it's been OK at the moment

Something like this.....
 
never use an adhesive such as Sika, it has it's uses for bonding walls etc, but not for roof light or window sealing ..

use a non setting mastic such as Carafax IDL

indeed..

if the window has to be removed for any reason, an adhesive such as Sika is nigh on impossible to remove without damaging the frame..

I had to reseal a roof light that had been fitted with Sika, it took me hours to release the frame and clean the roof.. scraper and solvent required.. not only that, I cracked the frame and had to buy a new window..

also, the roof and window frame expand and contract at a different rate.. this can cause an adhesive to crack and eventually leak..

I'm not disagreeing with you, just repeating what the blurb says about SikaFlex. It says it allows for thermal movement. I thought, probably wrongly (because I usually AM wrong!), that that's what would be needed.

Also, It was recommended to me on this forum to use SikaFlex on my roof because the previous sealant had failed and it needed to be re-done.

I once removed a 30x30cm aluminium plate from the roof of my Hobby 700. It was used to mount a satellite dish. I spent about 3hrs trying to remove it with very little success, using a variety of tools. I was getting rather peed off with it so I phoned the previous owner to ask if he knew what was used to stick the plate to the roof. Stixall was his reply. Since then, it all I've ever used to fit/seal windows, skylights, solar panels etc to my self builds.
But, as in your kind explanation, even though it works, its not necessarily the best stuff for a given aplication.
It won't stop me using it though. 😉
