MoHo insurance question , help needed

does anybody have or know of any standard MoHo insurance that doesn’t require them to be on the electoral roll

comfort require me to be on the electoral roll or you have to pay full time price

I’m going to be living in a touring caravan while I’m building a new house ,

don’t Want to pay £1000 roof tax or £1000 for full time insurance as I am not full timing
Instead of £400 MoHo insurance

if I didn’t have to drive it for it’s annual damp test I wouldn’t even bother insuring it
I’ll have little to no time to use it anyway

any help appreciated
 
Perhaps a caravan on site might be a better option if you're not going to be driving it anywhere?

As posted above , I’m putting a caravan on site
I don’t have a tow bar , caravan will not move
 
My son full-times and isn't on the electoral roll. He is insured with AIB.

If you don't have a permanent fixed address and are living in a caravan/motorhome you ARE fulltiming
Without a permanent postal address you won't get regular insurance.

I was under the impression from posts on here that a full time policy‘s costs around £1000
Mine was £1500 through comfort, no convictions or claims when I took it out. AIB wouldn't insure it full time because of its age (2004) but comfort did because of the value of the motorhome even though they both use the same underwiter, Aviva. As far as I'm aware Aviva are the only underwiter who will cover full time use. I am on the electoral roll though at my brothers address. With regard to the electoral roll it is possible to register as no fixed address i believe using an address you visit on a regular basis, that could be a friend or family or maybe even a campsite if you over winter in one location, with the owners consent obviously.

Does the new house have an address and post code. If so you can register on the electoral roll as a fixed address.
Had to do the same lots of years ago …

Yes I have a address & post code registered with our Local authority the Royal Mail but I’d rather not be on the electoral roll as I would have to start paying rates , looks like it’s ether pay full time insurance or roof tax
 
Our friends lived in a caravan on site when building. They were on the electoral roll and paid band A council tax. The council tax was cheaper than "full timing" insurance even though the caravan didn't move for two years - actually it now hasn't moved for 4 years as it's still there up on blocks!

?? Confused about the rates business. When we started to full time, without an address, the local authority of our previous address allowed us to remain on the electoral role for our old address with a comment showing our contact as our email address. All perfectly legitimate, you do not have to have an address to vote. We were insured through comfort.

That is correct BUT if they think you are living in a caravan on site they would perhaps want rates ( probably band A ) £1000 a year , looks like a full timing policy could be £600-£1000 more than I’m paying now

that is why I asked if anybody has a standard policy that doesn’t require me to be on the electoral roll

it would save me £600 - £1000

as I would get away with not paying rates if I’m not on the electoral roll

Do you need to be on the electoral roll, or do you need to be able to produce an official registered address that comes up on the post code search that a lot of sites use? If it's the latter, new addresses only appear when the software is updated and you might be OK sending a copy of whatever paperwork the council gave you.

Yeh but they probably wouldn’t know ( it’s not a residential caravan) at the moment with covid it’s unlikely I’ll get a visit , I think I’m going to pay council tax & just get on with it

I was just trying to save a few hundred quid 😁

You could put a note in the front window and beside the door saying "Site Office and Security". I know people who have done that and said it wasn't residential use but a temporary office and rest facilities for the night watchman!

I also know of someone who has a motorhome and is living in it whilst renovating a pair of cottages. Every 27 days he moves the motorhome from one property to the other - all of 100 metres!
 
You are not required to be on the ER. That is an individual choice. Yes credit reference agencies like to see you on the ER thus your credit score will increase to the better. Being on the ER is nothing to do with council tax. If you live in a caravan permanently on a plot then it may be subject to council tax and where it is permanently fixed would be a matter for discussion with the Local Authority. Obviously if it is a touring van and you paid for a pitch at the local campsite, again subject to planning rules it maybe subject to Council tax the site owner would guide you on this. This happens to mobile homes. Many mobiles homes at caravan sites can only be occupied for 11 months a year so to avoid council tax.

The site has an address & postcode from today , I’ll look at getting on the ER at that address

this letter shows what comfort require , If I manage to get on the ER I still need 2 utility bills (no electric / gas on site ) so not sure how I’ll achieve that

Comfort Insurance seem to be obsessed with ensuring you are living somewhere permanently as they clearly smell something here and want to sell their very expensive full timers policy. Have you tried other companies ? (I assume it is Comfort). We found them a very suspicious company to deal with and ended up going else where as we didnt like their attitude.

Isn't Business insurance is double...........?
 
Many mobiles homes at caravan sites can only be occupied for 11 months a year so to avoid council tax.
Not if they are their main residence though, we had a static at a site which was residential and holiday (independent one), the site was open for 10 months but those who actually lived there had to pay a full year's council tax.
