Hi All,
Bit of a different one here.
This is our 2018 top of the range Glendale residential specification 44x22 three double bedroom lodge, two en-suite shower/bathroom, utility room with washer/dryer, fully fitted kitchen with oven, grill, hob, microwave, dishwasher, gas CH fully furnished (if required) huge living and dining area, sited on exclusive park with views to die for from balcony (they are the Preseli mountains 22 miles away). The park has swimming pools, a great restaurant, kids park, is really quiet, has own lake full of carp with free angling, totally black sky at night and lots of wildlife. The area of St Florence is between Tenby and Saundersfoot on the Pembrokeshire coast - absolutely stunning.
Only one year old and comes complete with large gardens front, side and rear.
All fees are paid up until April 2020,
Reason for sale,,,,, we love it so much here we are retiring to a small cottage just around the corner and can’t keep both.

So why put it on here? I would think price and site fees were basics.
 
Does it have 12 month occupancy? How many years before it has to be replaced under the terms of the lease?

Hi,
Park closes for six weeks (last two weeks in Jan and Feb) for maintenance and tree ‘surgery’. Park lease for this unit is 25 years and annually from there on - there is no replacement requirements. There are some on park that are over 35 years old and still look great, no upgrade pressures like some parks.

Does that mean that it’s non residential and therefore just a holiday home.

Indeed Mike, it’s ‘just’ a holiday home - up to owner how long to stay, we have stayed here most of the year except when we are away in MoHo then relatives/grandchildren stay here.

I should have said “ is it just a posh holiday home”:D
 
if this lodge and park are like most others, it represents an opportunity to be an income stream from short term holiday lets. It may very well suit a fulltimer that overwinters in Spain. Much higher weekly rate than renting out a flat but with the bonus that you can use it as a base when you need it

I’m sure you would get a premium rent for holiday let’s with this style, size of unit as well!

We don’t rent ours out, in fact neither do our neighbors - family and friends only.
Wouldn’t sleep at night in MoHo if we thought a stag party were getting ‘jiggy with it’ in our lodge.
