Slide out step maintenance

I have a slide out step that seems to be a bit gritty (you can here the dirt caught up somewhere). Anyone got a link or steps for maintenance of this?

Looks very similar to mine, what make is it? Mine (Project 200) has been a real problem, sticks when opening/closing. Have narrowed it down to the guide bearings which are rubbish to say the least. I've spent ages cleaning the guide channels and then using silicone spray. Maybe try that? Be careful though the mechanism is strong so would suggest disconnecting from power before getting you fingers near the mechanism. The other issue with mine is it judders slightly on retraction and this causes it to go go in at a slight angle causing it to jam. I have to give it a helping hand/foot to get it to retract properly. The link below is to some threads on another forum that may have some answers.
Heres is mine which I think is the same, minus one of the non-slip treads.
