If we end up homeless..............?

In a few months time there is the distinct possibility that we may end up 'between homes' for a couple of months, having sold our flat but still looking for a permanent home in Devon.

We were thinking that rather than get tied up in a minimum 6 month rental, we could use the van as our base.

Does anyone have any suggestions as to long term sites in the Devon area where we could remain in the van, possibly for up to 3-4 months?

Not looking for a freebie BTW!!

Just a thought but would you need to stay in one place for 3-4 months or could you move from place to place. Being able to move around might open up more possibilities for you :)

Absolutely! But we were thinking that a base we could return to would make things calmer. I think that most campsites limit stays to 21 days ???
 
Over winter there a any number of cl sites that would be prepared to stretch the rules on max length of stay. Depends what services u need.

I understand :) I just didn't want you to overlook something :) I hope you find somewhere. It has the potential to be an exciting time....a long holiday with a new home at the end of it!!! I'm jealous!! :)

As a FYI there are a lot of furnished holiday homes in Devon.
They tend to have low occupancy rates over the winter.

If you can talk to one of the owners directly or to their local human agent, (not the big online booking companies)
You can usually get a very good month by month deal, as they prefer their houses to be occupied rather than empty over the winter months, and as long as it covers their bills it can work to your advantage.

Holiday towns also have a number of property managers/cleaning companies, they will how to contact the owners.

You normally can only stay 28 days, so one of you hires the place for 28 days, and then the other for the next 28 days and then back to the first one for another 28 days etc.

Not directly relevant to the MH issue but have you a bricks and mortar address you can use for correspondence while you are homeless? For example, one belonging to a relative? I ask because when you come to buy your next house there might be issues if you don't have a permanent address.

Is there a particular part of Devon you are drawn to? There's a big difference between the north and south coasts and prices vary a lot of course between coast and inland. The problem is driving from the north to the south in the county is a pain. East to west on the A30 or A38 is fine outside the silly season and Bank Holidays. It's the up and down which is slow. You might want to think about this when choosing a location, or perhaps if you are unsure where to look move between sites and explore locally from each base. :)

It's a return to Devon for us! Grew up there and brought the kids up there. We think we will end up south / east, within half an hour of Exeter. North of Dartmoor too far away for us and as you say north to south travel is difficult.
Family are in Ashburton for a brick and mortar address to use!
I think we will try and find a few sites along the A38.

Selling a doer upper in Sampford Peverell hopefully soon once we get go ahead after probate it will be in the hands of Fox estate agents. 20 minutes Exeter, 3 bed detached bungalow with garage, probably £220,000 guide price.

CCC have recently changed there rules about length of stay, below is the latest ruling. Note it refers to the network so I would presume that means CL sites as well unless you can get the owner to do a private deal.

2.1 - Due to the long-term protection of the Club’s camping licenses, campers are not permitted to stay on a Club Site for more than 28 consecutive days or 28 days within one calendar month. Should this threshold be reached, they will be required to leave the site and network as a whole, for a period of 5 days. During this 5-day period, campers are not permitted to leave their unit or any other belongings on site, everything must be removed ahead of a return visit. The Club is primarily for the purpose of recreational touring, and as such, where any camper is staying on the network for more than 60 days within a 3-month period, they will have their residential status challenged to ensure they are using the network for the purpose in which it is operated.

There is a site directly off J27 of the M5/North Devon link Road that big bertha above used. Can't remember the name.

You couldn't go wrong with Ashburton, strong local community, interesting shops. It's like Totnes without the hippies. :) Around Honiton is worth looking at. Prices a bit lower there I think.

I don't know their long term stay policy but I would suggest enquiring at;


They have the benefit of they don't close in the Winter.

This is very important ☝️


My partner is going to downsize now kids are all gone, just got to move shed to her sons house and a few bits and Bob's.
I have researched storage and longer term campsites for my local area but a 'proper' address is a must have in today's world.
We will sell and have cash in bank before looking at anything because we have no desire to sell in a chain, buying we can deal with .👍

Hmmm. I need to look into what constitutes full time. Cheers !!!
 
A lot of sites do seasonal pitches so I wouldn’t worry over much about the 21 day rule. We had an agreement with a local site to move there n a ‘holding’ capacity in between selling snd buying. Luckily it all happened in a 12 hour window so a Lidl carpark sufficed.
