Damp readings

Lots but slow learner.
With my fancy new damp meter i did some readings today.
Most were from 7 to 11%. A few at the rear were 28 29 31 and the max was 32%

Question, what figure is high?

These figures are considerably LOWER than the recent test done by a "professional".
The MH is going in again to a "professional" for more readings and a full hab check. It's not going in until July 12th.

Tomorrow off to Plassey til Friday. Want see different rain.

Id check the 28 29 and 31 again after a few decent dry days , then tell the dealer to check again.

Did the dealer say where they found it, was it the same place as you, or maybe you can see if their damp meter left small pricks uner the window seals etc.
Enjoy Plassey, we are just round the corner for a few days then off over west coast. DO the Pontcysyllte Aqueduct if you havent before, nice little walk etc
 
That’s not as bad as you’ve had done… I would check all the windows and seals where it’s highest readings are.. don’t forget, leaks can travel along spaces so they may not be where you think the leak is…

Yes he gave me a copy of where they tested. I tested in the same areas and got readings much lower. Can't see the pin pricks with my bad glimmers.

Are you using a pin type meter ?

I found that our non-invasive (non pins) damp meter gave higher readings when it detected any metal nearby.

Yes the pin type. One that a few on this forum have and recommended.
 
Just popped by to say we have sunshine here at the Chateau, so may just go and sit in the garden and blow the froth of a couple.

Bob, this is the official guidance from Autotrail:

Guidance on damp readings obtained during Annual Habitation Service

• Readings between 0 - 15% - are no cause for concern.

• Readings between 15% - 20% - A further check within 3 months is recommended.

• Readings between 20% - 24% indicate possible early signs of water ingress and it is likely that there will be visible evidence of water ingress. Remedial work may possibly be required. A further check within 3 months is recommended.

• Readings between 25% - 30% indicate that moisture ingress is occurring and remedial work is necessary. A further check within 3 months is to be considered.

• Readings more than 30% indicate that damage is possible and remedial work is necessary.

If it helps, we achieved a 25% reading to our MoHo's ceiling which, translated, meant a continous leak via our main skylight housing.
