Check for bulges and cracks rather than the depth of tread of your tyres. They should last at least 5 years. It's good to rotate the tyres (move the vehicle) every so often to avoid them setting and keep them away from strong sunlight if possible.
The life of batteries will depend on many things, largely on how they are treated. I used to get though a set every season because of poor overwintering but modern chargers should help to overcome that. My last set of batteries survived over 7 years, possibly aided by never fully discharging them.

the point with lead acid batteries is they are rated in discharge/charge cycles, usually around 400

Expensive safety.... change your cambelt (unless it is a chain) about as often as your tyres but always when buying second-hand.
Change your tyres when wear or tiny cracks appear. Your MOT should advise you but they rarely do.

an MOT is an hours checking once a year. you should check your tyre condition and pressure every journey. your tyre could crack or pick up damage on the way home from the MOT even
