FOR RENT - Lovely Bungalow in Ashby, Scunthorpe - room for motorhome!

Spoke to our Estate Agents yesterday who are marking our ex-rental bungalow for sale and they had someone booked in for a viewing but due to the current situation the chap has cancelled (he had to drive a distance and didn't want to risk it) so after a long chat and no likelihood of a sale anytime soon we've made the reluctant decision to try to rent it again as apparently the rental market is extremely hot at the moment with people fighting over properties!

Anyone want to rent a bungalow?

 
Well, looks like we might have a tenant ... had 3 groups of potential renters sent to us yesterday.
  • Application 1: a couple in their 20's, one on good wage working for British Steel but with a CCJ in 2015, the other no CCJ but lower wage and working for a care home, plus a 7 year old greyhound.
We kicked them into touch as we don't want any issues if British Steel start cutting jobs as the remaining wage would make it difficult for them to cope, also she's in a 'high health risk' job right now, plus with the previous CCJ it's a concern; we've also had younger tenants before and in our experience they just don't 'get it' regarding responsibilities, looking after property and doing stuff they shouldn't without permission.​
  • Application 2: single female late 30's, lowish wage, smoker, 2 dogs and a 3-legged cat.
This one was immediately discounted ... 2 dogs and a cat are more than we'd be happy with not to mention that we do NOT want a smoker as no matter how much they promise they won't smoke in the home it just doesn't work out that way.​
  • Application 3: single male in his late 40's, recently changed jobs to one in Scunthorpe at a national well established company so wants to be closer to reduce his commuting (he's currently in Retford), he's a non-smoker and has no pets.
We thought this one was more suitable so asked for more info regarding his new job probationary period, what he actually does, when he'd be able to move in etc and if he'd be happy to do a 12 month contract. They rang him and found that his new job started in February where he is an electrician (he's done this for 30 years) but his probationary period has finished now; he has been working 6 days a week with plenty of overtime too so no money issues as the company is very busy; he also wants to move to be closer to his family, is looking for a long term rent and would be able to move in no later than the end of July but possibly sooner depending on his current landlord.​
Once we heard this we were happy to go ahead with him which was just as well as in the interim he'd rung his landlord who was willing to take his 'notice' from that day (no agent in the middle), so he was panicking thinking he was going have to vacate with no-where to go! He's now very happy that we're willing to accept him and to have a 12 month contract to give him some stability so all being well, assuming the referencing etc is okay, we might have him in by the end of June.​
We'd would still have preferred to sell but we can't just sit around waiting more and more months in the hope that it does especially in the current market so by renting it out it will mean we don't have to keep paying our for council tax etc and it will offset our mortgage payments and bring in a bit of dosh too.

Only downside is that we might have to spend another £40 to change the ownership solely to me again to reduce the income tax bill (we changed it to joint ownership last year for selling to get maximum Capital Gains Tax allowances). I'll also have to rework my Excel spreadsheet to take account of rental income again for current/future years ... not complaining though.

We've still got our mortgage settlement to deal with next year but we have other possibilities for that so will look at that nearer the time.

Keep all your fingers, toes and eyes 🤪 crossed that this works out for us!

Just make sure his electrical skills don,t extend to extraction and UV lighting especially in lofts ;)

I know which company he works for and it doesn't do 'weed'! :giggle:

I don't think so as he's been there for a number of years, I suspect its more to do with the landlord either wanting to sell up or increase the rent especially as there is limited availability of good rental property now with more demand than availability and the landlord obviously knows he's gonna be moving sometime soon so better for it to happen now whilst the rental market is buoyant.
