Been around the block a few timesšŸ˜‰
We were just about to put our house on the market when CV decided to make an appearance.
Sadly the old lady next door died of natural causes and her family now have the empty house on the market but all the viewers seem to be kept outside?
Not sure what to do at the moment as we planned to have a look around after we had sold our house.

Having been in the property world since leaving school, nearly 60 years ago, mainly as a qualified residential surveyor, but for 7 years as an estate agent, I can possibly speak with some experience. There are some slimy estate agents ( I called them ā€œ sh??s and shysters ā€.... on at least one occasion, to their faces! ā€œ ) but at least I know who they were and who to trust. Most are reputable. Donā€™t forget they must obtain the best deal ( which is not necessarily the best price as eg speed may be of greater importance)
A lot of estate agency work goes on out of sight, ensuring that chains are connected and not falling down, the biggest complaint I heard about with PB is that is where they were falling down, leaving that aspect to other agents in the chain. Most agents did not want PB in the chain as it was with them that most hiccups occurred.
I often compared estate agency to a swan swimming, all serine on the surface but paddling like mad underneath. Good luck

Physical viewings have been allowed for while.
Having spent the last 3 weeks viewing first time buyers houses with my daughter I can tell you that if the property is half decent it will sell, straight away.
There seems to be plenty of punters around - and this is when its difficult to get a mortgage without at least a 15% deposit.

Our neighbour used Purple bricks. He so wished he hadnā€™t, useless to say the least, his words. After his experience I wouldnā€™t use them.

The house I bought was sold via Purple Bricks. Itā€™s very much a DIY service. I phoned with a question ā€”- contact the seller. How do I get the keys on completion day ? Arrange it with the seller. and so on.

They sounded like a bunch of over- excited teenagers on the phone when my offer was accepted. Very amateurish.
Iā€™ve never praised an agent before but the woman who sold my house ( Saunders and Lingard, Paignton) was first class, pushed solicitors and was still communicating with me and helping on moving day.

Bought in Norwich for my daughter October last year. Offer made in July. Disliked the estate agent from the largest firm in town. Never available, never rang back. Told him my opinion of him and threatened to drop out. Made no difference to his behaviour but seller's friend saved the day making sure everything got done.
Looking back I am glad we persevered as she loves the house, and ianthebuilder helped a lot doing jobs he does not really like!

Regarding prices, looked recently and very few properties available but what is there seems to be dearer than before CV.

My next door neighbours ended up going legal with PB. I would use a local agent to sell my property. Itā€™s no good going cheap if they do a second rate job. Phil

The house opposite mine was on the market with a local Agent. It is immaculate and nothing needs doing. It is in the right catchment area for the better school. Sold SSTC for the asking price in 7 days. I thought the asking price was rather cheeky but what do I know.

Anyway the upside is my house might fetch a lot more than I had reckoned. The market is well buoyant round here. Not that I wish to move at this time.

Said to be due to Covid and people wanting out of city's
Probably a blip and only relevant if you're in the market

I've only ever heard bad reports about Purple Bricks too ...... but having said that, most people like to moan so a report on a good estate agent may be less forthcoming .........

Spoke to a local agent today apparently we have to have all doors open and avoid close contact with any potential buyers whilst they have a walk around the house the estate agent doesnā€™t come in the house with the clients.
Not sure what weā€™re going to do yet as we need to downsize to a little cottage and enjoy life šŸ™‚
