Selling the house... (1 Viewer)

Bit random, but chances are one of you lot knows

We're planning on selling the house soon, and it's sold

Talking to next door neighbour and he, his family and his Dad want it for his Dad, 86 ish, so he can be nearer the family. Neighbour knows the house so no worries there but needless to say, normally there is an estate agent involved, with there hand out, that deals with 'stuff'.

So, what do we need to do, I guess a solicitor but........

How lovely to not involve an agent! They do very little in the way of helping the sale along, really they are just a way of advertising your house and showing you others Just let your solicitor know the details and he or she will deal with it. Or use a conveyancer, they specialise in property and can be cheaper, that is what we did when we sold and bought last time. See you soon, Jane

Thanks folks, I knew we didn't need an estate agent, it's just the legals, didn't know whether we'd need a solisitor or just deal with Next doors Dad's.

Jane, conveyencer, that sounds good. It's 12 years since buying this place and frankley I wasn't much cop on the buying routine then

I am ready for the onslaught for working in an Estate Agents but I will own up to it

I worked as a negotiator for 7 years so feel free to PM me for any advise. As others have said get yourself a conveyancer but I would advise getting at least three quotes because it can vary it cost. In the meantime think about what you are including in the sale because you will have to fill out a Fixture and Fittings form and a Property Questionaire for ie boundaries, who is responsible for what etc. You will also need and Energy Performance Certificate it is a legal requirement to sell a house. Ask the conveyancer for a quote but you can get them on the internet really cheaply. And lastly dont get stressed :thumb:

A what Sorry, having found the first two from when I bought, I guessed we'd need to do that as a paper exsersize more than anything but Energy Performance Cert, what's that about?

Do you remember the government bringing out Home Information Packs? Waste of time. Well they have been abandoned now but one section of them are still required the EPC. This is similar to the energy rating you get on white goods. It tells the buyer what CO2 is produced and how to improve its energy efficiency, (windows, boilers, cavity wall etc) most buyers arent bothered but its still a legal requirement.

I would go straight to a solicitor. A conveyancer might well be cheaper but you get what you pay for.

I am biased but it is true.

And dont proceed solely on cost. Choose someone who will deal with it promptly and individually and not as part of some huge conveyancing factory where you will get some junior member of staff dealing with it.

Encourage next door to get there own solicitor. They will be a pain to deal with if they do it themselves.

We have bought and sold a few houses in the last few years and luckily our son who is a solicitor did it for us, I may be biased but he found out a lot of stuff that would have left us in the poo if we hadnt sorted it out first.
We are now selling our business and the estate agent is going to get a lot of money for doing not a lot But if it does sell :thumb: were truckin':Cool:

Good point you have made Treacle but I have had experience of terrible solicitors and good conveyancers. The best way to choose one is word of mouth from others and I find to be able to call into their offices is best rather than doing it over the phone but thats my personal preference (bought and sold 8 times!!!!!!!!!! ) but I have seen sales with telephone based solicitors going through in 3 to 4 weeks.

I agree Chris. Word of mouth is the best - internet searching by far the worst.

Hey folks, I've googled and come up with a couple of locals, like I can 'drop' in on them so I'm going to have a chat and see, no one I can think off for word of mouth and the two I've come up with so far are solisitors as well, I discounted the one whose main buisess was personal injury claims

We've got a couple of months before action comences so plenty time to sound out who:thumb:

The conveyancer we used was down at Needham Market (about 12 miles away) so I visited them just as I would have a solicitor. I would never use a telephone or internet based firm. As it was we needed a rapid sale and purchase, over Christmas and New Year, and the fact that the local council offices were in the same small town meant I was able to physically remove the postal element of transferring paperwork between the two offices . We used a solicitor for the sale of my deceased parents home, the same one that dealt with the will. I used them because they were convenient to the house and the fact that the solicitor there gave me the confidence to deal with the estate and the wishes of the will myself. Well if you drive up the A591 past Windermere and towards Ambleside, you will see our place about 400metres past St Marys Church on the Left www.thewillowsmere.com You will also notice our new toy, a N&B motorhome in the car park We always see MHs passing our place and wonder if there are any funsters on board

A solicitor will do it all... they have the facilities to handle everything including moving the money and doing the exchanges at a given time over the phone... All depends if you are just paying off on the mortgage and banking the profit or if you are moving to another property. But from experience I have see issues at times with others that sell a cheap service ... OK some good ones, but I would prefer to play safe with the law society as the back up if anything went wrong. It is bread and butter to a solicitor and something they do all day and everyday. Just ask about and get a fixed fee.. lots of them do it these days.

If you can sell a house that quickly (and stresslessly if that's a word!) could you come and spread some of your magic on my house?
Reduced the price to €200K, a 4 bedroom/4 bathroom house, a 2 bedroom gite, all furniture, fittings, everything from teaspoons to a ride on mower. 3/4 acre garden. And can I sell it??? Last viewer told me it wasn't big enough...........

Well done, though--get a good solicitor or conveyancer (used them several times, no problems at all) and let them do the work, and hopefully it'll all go through easily.
