Hi Guys

In my search for land, I came across this for sale.

or from the agents website

It's not the £250k asking price that's scary, it's the Stock at Valuation which could be a choker :Eeek:

Anyone fancy it ? - been on the market for 3+ months, could be a deal to be made.

Where's Lindy-C :thumb:

The 250k asking price would scare me. What do you get for that?

Not the building you will be paying for that. Not the stock. A phone number and and maybe a website address where you can order your new stock and "maybe" a bit of goodwill. £250k for that, IMO the business as it stands is not worth 25k

I dont think the LPG figures are all that good either

Financial Details
Asking price: £250,000
Sales revenue: £1,400,000
Net profit: £112,000
Fixtures value: Undisclosed
Stock value: Undisclosed

Business Description
Advent Business Sales have been instructed to offer for sale this well established and highly profitable concern with excellent further potential.

Established in 2003 by the vendors, it is now reluctantly offered for sale due to the vendors other commitments.

Currently staffed by a husband and wife team, the business offers for sale a range of imported American motor homes to the UK market.

A network has been established by the vendor to ensure direct purchasing from dealers within the US plus shipping to the UK ensuring the dealer merely has to pick up the vehicles from the docks, once arrived in the country. Additional stock is taken from auctions within the UK and a sale or return service is also offered for private individuals owning an American motor home already in the UK.

The property also has a full LPG set up on site, which without advertising is still selling 3000 – 4000 litres per month.

The business currently carries approximately 8 – 10 vehicles in stock on a regular basis and these are of high quality, usually less than 5 years old.

This has ensured the company has developed an excellent reputation within the industry, enabling increasing levels of sales from just advertising in national specialist magazines and via their own website.
General Information
Trading hours:Mon – Sat: 8.30am – 5.30pm
Property:Leasehold
Lease terms:TENURE: Leasehold Original lease: 5 years Remaining lease: 4 years Review every: 5 years Rent: £17500 per annum We are advised that the annual business rates are currently: TBC

Location:The business operates from a good sized modern industrial unit and is ideally located in the North East Midlands with good transport links including easy access to 2 junctions of the M1 motorway.

There are excellent parking facilities on site including a large secure yard to the front of the premises.

Expansion potential:While already a successful business, there is still excellent potential for growth and expansion in this already expanding market with additional advertising and also advertising of the LPG sales, which could easily double with further marketing.

Not that I would want to spoil anybody's fun but you should be aware that a certain husband and wife team has already booked and paid for advertising in the new edition of the Big Pitch Guide!

Sorry MHfun'ers, you might have to look elswhere.

Spoil sport Dick.

However, if you're trying to sell a business the last thing you're going to do is stop promoting it.

Imagine if they (whoever it is) pulled out of advertising and their business went from £1.2m turnover this year to £0.5m next.

It wouldn't be selling (sorry - marketed) for £250k then would it.

Actually, I've just dug out an old copy of ARV Magazine and the pics Ive found do look like Rid****s premises.

Im probably wrong though.

But 3000 to 4000 litres of gas is not that much surely?

If the profit on LPG was 20p a litre it would only be £161 a week profit on 3500 litres per month.

Hardly pay the rent and not much to brag about.

or are my figures wrong?

John

Assuming your 20p/litre profit figure is accurate, their sales would pay half the annual rent for the premises - not bad for not too much work.

I'd be very surprised if they were on 20p/litre profit though - I thought it was around 8p.

I was being extremely generous deliberately as the make such a big thing of it.

As for RV sales Linda knows all about it at the moment and there not knocking her door down for prime stock at giveaway prices (if I had the cash shes got 2 real beauties)

The new BPG

Sorry, Road-Runner John, your book was out of date a couple of days after you bought it. :whatthe:

The reason was quite simple, you told us of a new site that I hadn't heard of up until then.

Without wishing to advertise unlawfully - the new edition is designed for members who are continuing their membership - after their first two year membership period has expired - exactly the same book - with updated and extra pages that are available to everybody else - but updated format and brand new Google Earth Map within the Members area of the website.

But as I have said numerous times before - if you see me at a Show, I will swop your old book for a brand-new one at any time - but keep that between just us two.:thumb:
